I need to tread carefully here but it happens and they are sophisticated enough that you won't know unless a bust happens or you consistently monitor exterior cameras and notice none of the people match who's actually staying at your property.

Can I put a security camera in the common areas that would be recording and could be referred to if there was an incident (clearly marked and disclosed to guests)?

I'd also plaster signs outside that there are cameras watching them. 

@Henry Lazerow Banking apps use your camera to take the photo so trying to use a texted picture is not going to work.

Do you have camera's on them recording everything going on there.

You could also see if your neighbors have cameras that recorded any thefts or illegal activity. 

The plumber came out and used a Flir camera that takes a heat sensor type reading and can find leaks in walls, and under floors and it showed we had a place of concern, the water detector guy cost about 325.00 and saved up needlessly ripping up sheet rock and pin pointed the leak within about 6 feet so we knew where to dig.Also the toilets can look like no leak,, really best way to tell is with the dye tablet you put in tank and come back in 10 min and see if there is any change.Other than that maybe a some body's running a car wash in the yard on weekends..

I have a projector once it dies, I will likely change to a big flat screen smart TV.Other wiring planning:Wire it for a projector too and put a plate over the connection box in case you change your mind one way or the other.I would add wiring to where your internet router will be located so that it is easy to hook up.Plenty of outlets.Extra room in your Circuit Breaker box for expansion.Plenty of 3-way switches for lighting.Prewire for an EV.Flood light wiring outside that can be used for mounting ring cameras.
