Not holding pressure could be anything from a bad shut off valve($10) to broken pipes(rare) to stolen pipes(it happens). 

I can see some owner make tenants to allow showing, where for some who don't care, you'll have to step over their mess, and I have to apologize, or hear them grumble they have to straighten out the place every day, and make sure the stuff is not stolen.

Fair enough, I thought, I would like to know the results...NOPE, county says the results will only be given to the one who complained (I later found out it was all okay with the water) I mention this to my brother, just in passing....A few days later I arrive to a parking lot full of cop cars...she claimed that I had stolen her saddle...and describes a very expensive saddle , not the ones I helped her unload when we moved her horses.Then I started getting evening calls...from other horse boarders...seems that when I would go home in the evening she would kill the power to the arenas...lights interfered with her 'rights' to quiet enjoyment

Hi, just had my second furnace and HWH stolen from my class "C" neighborhood turn-key property in 3 months. 

The house got broken into that night (copper stolen in the attic from my HVAC system) and my tenants decided to back out.

Screening Guest - alot of companies have a screening system in place that verifies identity of the guests so they're not booking homes with stolen credit cards which could lead to them gaining access to your home and stealing your amenities without a trace.The list can go on and on but vacation rentals is more like a job than anything else...if you don't have time to commit or don't want to be bothered with constant calls/emails then I suggest hiring a manager.

Every time the water and gas accounts are started on a new acquisition where the copper plumbing was stolen, I still get a minimum bill for zero usage (after subtracting the customary one time account start up charges).

I was able to recover most of the item, but much of the damage (stolen electrical fixtures, mirrors, gate, etc. was removed (some of witch broken) and thus had to be re-installed or replaced).I could have pressed charges in this instance, but was happy to just get the keys and the occupants out of my hair, plus, in the heat of the moment, it slipped my mind to have them arrested.As for other cases, so far to date, I have been able to arrange cash for keys and avoid such problems.In your scenario outlined, it would be tough to prove the case.

Later that month the materials were supposedly stolen so the value had to added to the agreed upon cash payment.

Early on in my life, I had the misfortune of having my primary residence broken into, and a whole lot of things were stolen.
