It’s been said a million times before but it just comes down to finding deals and finding a way to add value and continually recycle your capital creating more cash flow.

I own a successful recycling company,  and will stay on at that company full time.  

Basically building at a low enough price based on floorplan design, etc for SFR or Multifamily that you can refinance at a 25% equity position and keep recycling cash.

That way she's just recycling the same money right?

Spent a couple of hours scrubbing dried mac and cheese and gum off my rugs, chocolate milk on the walls (and ceiling somehow???).

These people will milk it out with the closed courts and Covid situation.

I'm not suggesting this means you're able to decline perfectly reasonable requests, rather that having this separation between yourself and the title of "owner" or "landlord" may help avoid some of the emotion involved when having to tell a tenant "no".3) Calling yourself the "landlord" has connotations that you have deep pockets, are evil, and try to milk as much money as possible out of your tenants.
