If it is a prepaid debit card check have them check with the card issuer if the card allows ACH debits.  

The only rent payment site I've used took 4-5 days to deposit to my account.Do all online rent payment sites that 4 business days for ACH transfers to process?

I use an ACH service which debits the tenant's accounts.

The seller is apparently some sort of investment group, with what I'm guessing has some problems due to the aborted open house.Alternatively, I guess I could just give a really, really low offer as-is, but I'm not sure if it's worth the potential head ache.

You can knock on the door, you can have them send you a check each month, you can have them setup bill pay on through their bank online, you can have them Venmo you money each month, you can use cozy.com, or you can pay for a platform like Buildium which uses ACH. 

Since we are talking about a CH 13, and a short sale has not taken place yet, a deficiency judgment has not happened.

That’s a potential head ache for me, I’ll admit theirs some things that I’m working on fixing.
