Are you planning on another unit (with kitchen) in the basement or just a crash pad for you when you are in town?

My plan is to use it as an Airbnb.

Original plan was to turn it into two units as it has and upstairs and downstairs entrance as well as a master bedroom upstairs and downstairs.

You can also plan your calendar for the year with this in mind if you have a high seasonality market where STR crushes and then dies off.

Since I am out of state, the plan is for us to buy it together and he will make it his primary residence to get the lower down payment.
