Does not matter what the municipality says if you have not been consistently collecting the fee tenants are no longer obligated to pay since the landlord makes the decision to collect not the municipality.Municipality is only a suggested guide line not mandatory.State legislation does not cover late fees.You would be farther ahead to train your tenants than attempting to punish them.

Not clear yet how tax reform legislation will affect the capital gains tax rates.

Except possibly in CA where buyouts are legislated.

Most collectors we hear stories about make every effort to circumvent the FCRA, the FDCPA and much other legislation.'

I do believe they will pass some sort of lead legislation but after attending a couple meetings I believe they will pass something fair.

We are doing our best to fight this but it is happening so quickly (now it is considered emergency legislation and can bypass certain committees) that I am not sure how this will turn out.
