I like it because it includes actual rents as part of its algorithm but I also supplement this by looking at the comps on Zillow which tends to have a good amount of listings in my area.

I called the investor relations representative (who is also involved in a previous syndication with the same GP) and they mentioned the additional state returns are only provided as supplemental material for those investors living in the specific states and I do not have to file separate state returns for states I do not live in.

In my experience, as long as there's nothing on the POL about closing out the claim for good or no more payments to be made after signing this POL, then the claim should still remain open for any supplemental payments to be considered/paid.
