I was also wondering what the nest way to advertise the property?

My wife and I have a very small nest egg set aside that is allocated for property aquisition, and that egg grows by the month, so we're not in any hurry.That said, like many other areas around the country, real estate prices are climbing and finding houses on the mls that meet our criteria seems to be going nowhere, which has me looking elsewhere.Looking through the bigger pockets marketplace, I see adds for a few turnkey companies,  and have gone so far as to email a couple in hopes of talking with them this week.

I know you probably want to pull the trigger and just jump right into things, but I highly recommend building up a nest egg first.Start by saving about 6 months worth of expenses.

Given the hot water the bank was in, it seemed extremely unlikely they were going to kick the hornets nest. 

We've secured a more secure and bigger nest egg in real estate with the system the government has set up in three years than we did in 20 years in W2 jobs. 

They simply want to help build their retirement nest egg while they pursue other interests.

Second, you can purchase a small multifamily property with 3.5% downpayment so you won't need the whole 70kThird, you continue to max out the 6% match from your employer to grow the nest egg (trust me - having extra money is always a good thing)Lastly, you now have an asset paying you monthly so you and your wife can bank some money since you are getting rent, so you both plan to buy your second small multifamily.

Where most run from risk and go to the safe job every day for the rest of their lives that they hate and hope that the nest egg is enough to support them in retirement.

There is more $$$$ out there then places to put it, and RE is the nest of choice.
