Another advantage is that with properly done cost seg you're in compliance with the tax code, without cost seg you're not compliant since you haven't properly applied MACRS depreciation.

I don't have a way to get the statistics, but a lot of properties are being sold as is because the sellers don't want to deal with the headaches and time to get the properties compliant

(If you do this, you should collect as much cash for rent as you can before giving them the 30 day notice for violation of the lease--once you give them the Notice to Quit, you can't take future rent, although you'll be able to ask for per diem rent when filing the compliant.)If the tenant uses the old trick of claiming damages, ask the judge to escrow the funds for the rent.

They are often a newer construction and have code compliant footings down past the frost depth even if they don't have a basement.
