The current owner is neglecting and very undervalued, though it may take some "tenant upgrades" to command market...If that makes sense.Second, my anticipation is that if I refinance, it will cost less to refinance the debt in long term, which is why I am anxious to re-finance prior to seasoning.The nice part of the deal is that the out of pocket is relatively low considering and closing the deal is easy with seller finance.

In my opinion if you are not close to 1% then you are either paying too much or the oroperty is located in an area that does not command enough rent and will not cover your costs.

I highly doubt your $80-$150k properties can command the amount of rent necessary to really generate any cash.So again, if a buyer can actually cash in on the 20% equity position in a year or two then yes, not a bad use of $5k.
