You will have to pay an annual filing fee with the secretary of state to keep your LLC current with the state - generally this is some nominal fee on the order of $100/yr.

I might have them right but if I do then it isn't really a cash flowing deal so I would appreciate some more experienced eyes on this.Purchase Price $79,000Sellers is paying the first $2000 of closing costsEstimated Repairs $20,000ARV $120,000This is two separate homes on the same property both are pretty much identical.Conservatively looking at $650 a month rent for each so $1300/month incomeRDP Insurance $1668 annually for bothTaxes around $1200I am figuring 5.5% for all loan valuesUsing about $44,800 on a HELOC and $66,200 on a 25 year amortized loan.Figuring 30% for all repair, vacancy, cap ex, and property management My totals come up to like $46/month cash flow.

In NYC, most landlords require tenants to have annual earnings 40x the monthly rent, and they require guarantors to have annual income of 80x the monthly rent, because the assumption is they have their own housing costs in addition to the ones they are guaranteeing.Finally, look at doing deals in the future in areas that have a different tenant base.

@Lana Lee We got $85k with a 1.6% margin for the life of the loan. 10 year draw period, 20 year repayment period, no minimum withdrawals or annual fees, no prepayment penalty for paying off the loan or closing it out early. basically we never have to touch it if we don't want to.

.$7,000 maintenance last year $5,000 of it from a roof repair.I think for this complex I will need to put down 35%, which I have saved up, but it's pretty much everything I have saved up.If I put in a 5% vacancy, and $3000 annual maintenance.
