Tenant makes repairs

Do you landlords allow tenant to make repairs/updates to the property themselves on their dime? It’s something we have stated we will not pay for so they have asked permission to do it themselves? If so do you ask them to document what they are doing?

@Mallory Guerrero I would not allow the tenants to make repairs on their own. I like to fix things myself so that I can be sure the will not come back to haunt me later on. I can't tell you how many tenants I have met while showing properties who show me the "repairs" they have made, and then go on to explain how lame the land lord is. Often times, these same tenants are paying $300 below market rent at the same time!
