@Alan McCoy from a lender's perspective some of the key aspects of gas/c-store financing is a strong preference to a nationally branded station (incl. a solid refueling agreement), clean environmental (incl. possibly new tanks, etc), a owner/operator with experience, good access/traffic.I lived in the Jacksonville area for a while and even owned an interest in a warehouse at the old Jax airport.

In all seriousness, I have learned over the years many things in Rear and one lesson I have learned several times, be very careful and better to avoid homes with large negatives and a cemetery across the street is likely one of the largest of these negatives, down the list would be under airport flight paths, railroad tracks, on main streets with heavy traffic or traffic noise, near landfills, etc.

Lake an airport. its become a bedroom community for Napa and Santa Rosa... you want to buy something that is on the sewer system a lot of the properties are still on septic I would shy away from those.
