Look at school districts, employment, transportation links, appreciation over 5 years, etc...I invest in only a narrow geographical area, where I live, so I already have a good feel for the quality of areas.

From my experience as a vacation rental host guests want a place that is convenient to transportation to get to tourist attractions.

Stand alone policy for "livery" (transportation of people) ranges from $2,500-$7,500 per year.

Some markets/classes though only work on a cash basis (sometimes money order) - for them, I have the rent staggered throughout the month (I don't manage that many units) so I'm not transporting too much paper "risk" to the bank all at once.

Utility companies, internet/television, school information, emergency services, and nearby public transportation.

Also Throgs Neck has no good public transportation, so pretty much only folks with cars can touch that area.

And then it depends on system development fees, school impact fees, transportation fees, building permit fee's.. those all have to be taken into consideration..

I get the impression that Portland being very hipster centric  would want to push folks to use bikes as a mode of transportation over less green automobiles.

My area doesn’t have great mass transportation so I’m assuming tenants will appreciate the space.
