This would be considered a regular attached ADU conversion, Junior/JADU classification only comes into play when there is another ADU on the property so owner occupancy restrictions do not apply.

Next you have to get the bank to agree to the short sale and all junior lien holders against the title.This could be second mortgages, mechanics liens, etc.Basically at the sellers asking price they are wanting a 6 cap for the property.

Again, because of the concepts taught on the BP Forums and Podcast, I have been able to creatively structure a deal that will be 100% financed, using a regional development fund to be junior lein and cover down payment, allowing me to use personal funds for business expenses and play defense against CapEx and Maintenance issues that may pop up.
