You do not have to pay for them staying at a hotel, that is on them and/or their insurance. the tenant does have the option of canceling the lease, but you do not - unless the property was severely damaged or destroyed.

Can you pay all of your bills, mortgage for the rental and potential maintenance bills for a rental if the tenants don't pay their rent or if the place is vacant and needs rehab after the tenants destroyed it?

I have a tenant in Arizona, who moved in a month and a half ago.they keep complaining that the master bedroom is too hot.The whole house is ok but the master bedroom is hot.I offered them a portable ac, they refused took it but did not install.I offered to have a handyman come install it, they said they can do it themselves.I offered the ac guy to come check on the AC and asked them to call the guy, because he likes to schedule with the tenant directly, but they have not called himI asked if they waned me to schedule with the AC guy,- silence.They complain but wont let me schedule for them.I understand that the tenants are just complainers, but I want to cover myself legally.So in case, if they decide to take me to court, I would not be liable.What is the best way to deal with things like that?

If you have commercial experience and are an excellent asset manager (managing the property manager, driving revenue, reducing expenses,  managing GCs)You wont just provide value to a sponsorYou will be highly sought-after after by sponsorship groups.The ones worth their salt know how incredibly valuable a strong asset manager is (and how much work it takes)So if you can bring that skillset, I have a feeling it won't take long for you to find a sponsorship team.

Although they HAVE to sell are desperate to sell, NEED to sell, they are NOT motivated.They rather pour concrete down the drain, destroy the cabinets then sell to you... at market value, let alone at a discount.So, once you truly and fully understand this,  think about it.

So at that point you have an unsecured note and your recourse is to sue on the note if they wont pay.. and or sue for fraud if they never gave your security but inticed you to make this loan saying there would be security.. so as to not throw your borrower under the bus here you may not be fully aware of what deal you actually made.hope this helps giving you next step but if its a significant amount of money I would get a consult with a RE attorney.
