@Jonathan Partsch, have your contractor to take measurements of the kitchen and take pictures if you want a visual of the space to help you understand it better.

I’ve read many books on RE and have watched countless webinars but I’m more of a visual learner.

I expect a month or so buffer, but I'm also wondering if the cold weather in general is a major deterrent for renters relocating.

I switched my policy from homeowner to a landlord policy, and the insurance agent told me the company would be sending out someone to visually inspect the home.

That is a huge deterrent especially in an area that might get  a lot of cold weather and snow.There is a much smaller pool of buyers for houses with steep grades.

Paint rest of balcony trim what ever shade of white you use around windows and doors. bronze balusters (or more expensive cable) would make it look visually way less busyl2.
