I don’t really have an interest in House hacking if long-term rates are $700 a month incl utilities for a bedroom. 

Keep in mind if you are renting a house to a company you can write whatever you want into the lease. 

As far as a flat rate, I would talk to companies offering services as mine and ask. 

There are companies also that just tunnel.

The SMARTEST thing I did...was follow a "who" not a brand or company or model or some "thing". 

@Andy Ptak when jumping into the industry you have a few choices:1) Start at the bottom2) Leverage your experience to convince someone to give you a chance3) Decide between:--- Big companies who will usually start you at the bottom--- Small companies that will more like to a chance on hiring you for an above entry level position.

Just google all the property management companies in your area.
