I do believe this approach is completely legal, but the more I attempt to research on the correct way to negotiate a note purchasing, the more confused I get.Now, a few days ago we received a package that must have weighed 50 pounds, via certified mail, that HSBC will be holding a foreclosure auction in about 3 weeks.

like others said .. no agent is going to show the house unless the buyer specifically ask to see it.your being dollar wise and pound FOOLISH.. you will lose in negative cash flow everything you hoped to gain by trying to cut commish.. it just is what it is. brokers work on compensation just like anyone else .. when the rest of the selling community is offering 2. 5 to 3%  why are they going to spend time on yours..

If the issue is purely cosmetic, then hell no.....not a chance.You are supplying a livable unit for them....on the VOUCHER program....you aren't building them their dream home.Do this and prepare for the flood gates of other things they want to upgrade to make the place nicer....Unless there is a safety or health issue, they can pound sand or move somewhere else....at which time if you want to upgrade the floors and up the rent, then go for it....DO NOT DO IT....

I will caution you that many will say yes, but ask for a pre-approval letter from them and pound into their head that you are out of state.

I wasn't no small timer either, I had brought in large amounts of pot from California (Specifically) to Texas and at the height of my business, I was pushing 40+ pounds a month making a crap ton of money, and spending every single penny of it.
