Having said that, I will say that having a full-time job (referred to as W-2 income) and solid credit will be important for you as you begin your career and start pursuing your REI dreams.Generally speaking, one unavoidable reality in life is that having a college degree sets you up for much higher W-2 income that just a HS degree.

I didn't think this would be a concern (units have been selling very quickly in the neighborhood), but for a number of reasons unit #2 still hasn't gone under agreement.At this point my closing date has been pushed back 3 times, and I'm getting dangerously close to the end of my rental agreement (1/27).Is this "50% rule" unavoidable in this circumstance, or are there lenders who would be willing to overlook it?

Agree with @Anthony Dooley, liability is unavoidable, but with the proper insurance coverage and correct entity setup (not just done on the secretary of state website), you can protect yourself adequately.
