I think I will use this question as the topic for my next youtube video. 

Appreciate you taking the time to outline these thoughts.I have not spoken to local lenders or contractors yet, as I'm still in the preliminary stages of evaluating the opportunity from a numbers perspective. 

I imagine a lot of the reasons will overlap with the previous topic.  

Go search the topic "Lifestyle Asset University" here on Bigger Pockets and you will see a longer thread with a lot of opinions (most are not members) but still worth a read as there are a half a dozen paid members from our group who have commented on that thread.We were formerly called Lifestyle Asset University, but I didn't realize that you couldn't use the word University in your company name here in Utah so we changed our name to Vodyssey. 

This can be a sensitive topic, as many cohosts opt to not be licensed, and as some agents and PM's think the law requires a license for cohosting.

The bedroom especially and I am guessing why you have the blue outlines showing where you will put some more art.More pops of color.

The thread addresses a different topic, the Real Estate Professional status, but the same principle applies to the hours in both contexts.
