Add in that our violent crime rate is almost 2x that of Cedar Rapid's, and our property management options are terrible, that is how I arrived at my answer!

I believe greater emphasis should be placed on why this unit continually  attracts terrible tenants.

This is just my guess, but I'm sure someday Property Meld will be integrated with rentvine.I never used Apfolio, but everyone says the customer service is terrible.

That's terrible, considering I can get a CD for 4% for 10 years, or an annuity at 6% for 10 years.Management companies want 20%, and property taxes and home insurance keep rising, considering I have no homestead exemption, so I am capped at 10%, not at 3%, and home insurance can do what it wants.Could someone please tell me where I am wrong, because in this case, it does not seem that this real estate is a good investment at all.

I definitely agree creating a timeline/schedule for the repairs has been a little tricky, I have tried to rely on the time frame estimates i have gotten back from contractors and friends/family who work in those fields of repair, here's to hoping i am not terribly far off the mark!

@Jacob Swihart Michael is spot on, I can't tell you how many horror stories I've heard from landlords who had agents give them terrible tenants just to get that commission asap.

I've had nothing but price gouging and overall terrible service when it has come to dealing with single family homes.I wanted to say thank you to everyone that reached out and provided their help and I'll hopefully see some of you in the PassivePockets forum.
