With the tougher lending guidelines and downpayment requirements you could sell your home several times, but never close due to unqualified buyers.It is temping to try to go it alone because you want to try to save the money, but in this market you will probably find you didn't save anything and may eventually will list it with an agent or rent it out if it has sold from your efforts.

In my state in my local I am required to keep the temp at 68 degs as long as the outside temp is above 10 degs.

Rather than turning the AC temp UP and keeping the home reasonably comfortable for summer showings in 90degree temps, the owner saved some money on electricity which cost additional monies in lost rental income, as well as yard maintenance and advertising costs because prospective residents thought the HVAC system was sub-par.Unintended consequences ALWAYS need to be considered when second-guessing management leasing strategies......

so of course, that just means more fines for me.grand.now i need to wait for board approval but that can take up to 21 business days. meanwhile i've been fined up the arse with no floors, no kitchen to cook any meals with, and no sinks (shower=temp sink).

I'm currently transitioning out of my crazy, 100+hr work week, job to doing locum tenens (temp jobs for docs) and pursuing my broker's license.My short term goals include:1) Not falling back into "employed" medicine for the convenience of it.2) Finding our first flip or wholesale3) making new friends in the REI world, learning as much as I can, and making a new future for myself and my spouse!

@Ali Boone Yea its a little cold, -3 (26F) but can't really complain as we get no where near the temps as eastern canada.
