You need sufficient rental income to cover your expenses, or you bleed money. 

It is difficult to decipher whose opinions, judgements, and authority are fiduciary.I do believe it does take money to invest in real estate - not necessarily for a down payment but to have sufficient reserves for the investment (which does not seem to be discussed much).

The market is affordable, with properties in the $100K - $150K range (or lower), which allows for scalability, just like you mentioned.

If a family with kids values D+ then the probably already have it, so providing smart TVs where they can log into their subscription is sufficient.
