I am not so sure that the zestimate can accurately account for those variables and/or other more subtle ones.BUT, I can see most of my competition pricing and make sure I'm relatively priced based on specific location, asset type and amenities.

I understand this of course but I am wanting to learn the subtle ins and outs like what are the first things to look at on a property, how do you accurately calculate your costs (fixed, rehab etc) before someone else grabs the house and before you have the experience?

A variety of subtle things can cause eczema outbreaks.

Not all the time but it will happen eventually and it might be subtle... or sometimes not so subtle.

I'm not a huge fan of pastel color interiors; a fresh paint job and some hardwood floors (or vinyl wood flooring) may change your perspective on the entire place (crazy what a few changes like that can really do for the look and feel of a property); again, seems like it is in great condition.

With a matte finish, you can achieve a subtle natural stone look.

Had he done a minimum of work, this would have been a nice payday for him.My primary agent goes with me to a property and points out every subtle defect. 

I would only do it if it's really subtle.
