Unkempt lawns, trashy or broken down vehicles, mattresses and trash on empty lots, boarded up houses, bars on windows, dealers and hookers on the corners, the lack of stores or gas stations, occupied properties are dilapidated, etc.Or when Google maps shows stuff like this:

The vast majority of these we saw were bought/sold/quitclaimed around with many of them having been bought at tax auction. 

Paid some debt down, kept some cash, bought 3 more locations for future development.  

We bought it for $225K and spent another ~$80K on improvements.  

So many people bought with minimal or inaccurate information.

And then somebody else bought it for over asking...

I don't think the future will be kind to the investors who bought cheap houses in a big community of other investors.
