And if that rookie tax is applied on top of 25% tax on profit from the sale of the house - that's a stiff penalty to pay just to build a house on an empty lot. 

There is stiff competition during the auctions.

Got an expensive termite & crawl space repair needing to be done before closing required by the underwirter, totaling about 8K, including termite treatment, organic growth treatment, digging out dirt for enough crawlspace height clearance, stiff legs insulation, vapor barrier, 6 crawl space vents (2 powered & 4 regular), and 5 vent wells. 

At 2 chunks, that 3k per chunk so only 1,500 out of your pocket at any given time.I don't know too many licensed electricians that are going to stiff someone over 1,500 and take off.

That said, those deals are finite, competition is stiff and there is a substantially large amount of bad deals out there.

A very high credit score reflects a level of personal responsibility that makes it unlikely they would stiff you on payment. 

How many of you bought a house only to find out that you stiff out of luck - the house has violations?

I expect them to stiff you July's rent thinking the SD will cover that month's rent.

Laminte and the Lifeproof brand mentioned above are more forgiving with the subfloor condition because they are a stiff plank.The flexibilty and it being water proof are the main advantage over laminate floors, in my opinion.
