You should have a chat with your accountant, if you had a loan on the property, you may need to buy a property for more than the cash you received to defer 100% of the gain.Best of luck

I know many people who own real estate that are not citizens of the US.

I wouldn't even have known about this law had I not been on the Secretary OF State's website setting up a new LLC.

It's more than just about payment of rent:  it's about KNOWING who is inhabiting your property. 

There was also a loan grant available from the state of NH for first time home buyers for 3% down payment assistance.

This is assuming the way you notified the tenants of the new rent was considered legal notice in your market. 

Going direct instead of having a GC do the work will save you money too since that GC will put a percentage on top of work.
