I'm bullish long term as I know a lot of folks my age who are excited to be back in office, even in the tech startup space.

My long winded question is this:What are some fresh new money-making strategies ( real-estate or not ) that aren’t on the hype yet, that don’t take much start up capital, similar to wholesaling before it got popular?

I consider myself more of a self-employed business owner than a real estate investor and I still consider our business a 'startup' after almost 8 years-- I guess I'm on the slow train.

While I can see how having some POH's isn't the end of the world, especially if you have a solid plan to transition to TOH's over time, for someone with no "experience" and not a ton of startup capital, my major concern is being able to get financing if I can't secure a seller carried note.

hahaha ,VC investing is at extreme high risk but one successful startup could make 999% of the return.The 50% LTV 10 year fixed-debt is all core GP that I follow.

However, you'd still need start up money.
