I negotiated this property by trading my owned property for this one, as it was a brand new property in an area being developed.

While brand building is important I want to know what they have done.

Tenant Turner supports integration with various lockbox brands, including CodeBox, Sentrilock, and Point Central.

If you stick to American name brand units that are basic - no fancy sensors, doodads or anything else - W/Ds are surprisingly durable, even with renters.

I pay 4000 a year in taxes for a brand new single family home I can only collect 1100 a month on....4 months of rent to just cover property taxes,  insurance is another 4000k.... that's 8 months gone.  

I don't like brand new properties, since the first few years depreciation can be steep, similar to a new car.

Great property, perfect setup for a duplex with separate driveways, entrances, back patios w/ storage, brand new roof, plumbing, newer HVAC, appliances, flooring, etc.

I preached in “The Hands-Off Investor”, as well as on stage every year in my presentations at BPCON, that one of the strongest forms of “skin in the game” is “does the sponsor have a brand to protect?”

If you are brand new, drive around and make notes of just a few properties that might be looking to sell based on their upkeep.
