I agree with Jay, I want to see the numbers, the experience of the sponsor and how much skin they putting in the game.

Before investing in a syndication people should understand the process, the sponsor, capital stack, fees etc.

The impact on w-2 happens if you're contributing to an employee sponsored 401k plan with that employer.  

Even "passive" strategies still require a lot of time doing research, vetting sponsors and partners etc.

For Regulation D, Rule 506(c) Offerings - self-certification is not usually sufficient as the Issuer of the Securities (sponsor or manager of the offering) has to be "reasonably assured" that you are Accredited.

And in my opinion, his book covers everything a newbie needs to understand: from asset selection, to evaluating sponsors, to capital structures.

We'd probably have to believe it would pay us high-teens IRR, and would have to feel really confident in the sponsor's experience, construction crew, and local expertise.
