BTW a bank does not have to make a loan - but packaging mortgages was the most lucrative business - which of course led to the crash - banks did not care to whom they loaned - they made so much money on the tranches, they just needed to keep inventory coming so they could sell it to the stupid well heeled investors - it is mainly the banks that brought the crisis to us, by not having to make a buck - by lowering their criteria and lending to people they clearly should not - but as they had no skin in the game once it was tranched so who cares!

I tell them, hey, I'm not a bank.We used to do perform->pay, and then we got into some very, very bad situations where the customer drug their heels paying us (The worst case was a guy paying out of his IRA... checks took 6 weeks to issue) and put me in a cash flow nightmare.

They are more subtle than the generalized macro US market chart I posted, where they are more like spikes.

If you're dealing with low income tenants anyway, a spike in monthly rent in the winter time might not work so well.

During times of turn over, within my rentals, it will spike but I probably spend 4 hours a week managing my 16 units.

If you look back above at the May 2016 data when I first said this, you don't see any upward spike.
