Unfortunately, I think you should eat the cost on this.If you have a door that can lock, you should provide the key.

Any information you are willing to share about past projects from addresses, scope of work, estimates, line item breakdowns, materials costs etc.  

There are experienced PM's on here such as myself willing to coach and give advice.

if anything then I would set a flat fee to pay them for their service and then if you do find a property that offers buyers agents money, in which almost all I have seen still do...then I would have the title company back out the amount you decided on and the agent gets the remainder of the amount of commission that's left over. 

It might depend on what state the assets are in, and what state the entity structures in.

However, just get in, see where you fit, and build over a decent pace where down the line you will be doing great.
