John, you are correct that is one option.But for me to make this scalable I will need to get my capital out as quickly as possible. 

Then I have to go to the Secretary of State website to enter the entity name and see if I can find the name of the actual owner (human) who owns the LLC and then cross-check the mailing address provided by the Title Search report to see if it's a residence and if it's the residency of this person.It's not only highly inefficient and not scalable but also highly inaccurate. 

Multi-family is good in concept, but carries more risk (repairs, tenants, scalable size etc).  

The only thing i am looking for is, something that's scalable, for example - if one county has a website and a VA can sit down to pull lists but its only going to be a one time 30 hours job, this is a no go.

Build a strategy that is scalable and franchise-able.

Within the entity, units or partnership interests are "owned" typically in the same proportion to the profit split or contributed capital.If the syndicator has enough folks to fund the deal with that structure, more power to them, but it's not scalable.  

Given that it takes time to build a scalable real estate business my advice to you is take this opportunity to read up on the niche you want to get into.

I'm hoping to learn and get advice on how to help my family grow their "mom & pop" portfolio and help brand it into a professional entity to increase their current profit margin while maintaining scalable processes.I'm still a newbie but am determined to learn and hopefully make some money along my journey!

As to the project, it's scalable below $1M, but we're using very rough preliminary numbers at the moment.
