Yes, they do in a round about way. 

All year round North Conway and Jackson host monthly activities like Apple picking, Pumpkin carving, Host all the Major Holidays, Christmas, Thanksgiving, Easter, Mothers Day, Fathers Day, Halloween, Turkey Trots, Winter Ice plunges and more. 

As I mentioned in my original post on here, the warmer summer months will take care of themselves, but if you want to have the STR operating all year round, the winter months require much more effort to make your property a place people will want to visit and stay even when the weather gets nasty.Nothing against VRBO, but I would also take a few minutes to check out what listings are available on Airbnb as well. 

So far, I'm leaning towards an underground pool since it can be used all year round, but if I find a property that has room for both, then I may try to incorporate both amenities since families and the older crowd are my preferred avatar.

In South West Florida, there is the SWFL REIA which in my opinion is a really good group with people that give you access to a lot of valuable information and people you can partner up with.There's also the Collier and Lee County Round table which is a lot more informal and also smaller than the one mentioned above.

I was able to get very similar numbers to the author (hard to get the exact numbers because the author rounds up and then summarizes 3 properties on top of that) when I changed the years of ownership to as follows:Property A - owned 4 yearsProperty B - owned 2 years 3 yearsProperty C - owned 1 year 2 yearsSo I guess my question to the community is, has anyone else ran the numbers and noticed the discrepancy?

There has to be a point where no matter how good the weather is, the risk of being mugged, or the proximity to a year round tent city makes you feel so uncomfortable you simply won't go there.

The question is this (numbers are just round for ease of calculation):  Suppose the home is valued at $500K, and I took a $50,000 (10%) distribution last year, including what was owed for taxes.

I think rather than trying to fit a square peg into a round hole, and there are mostly square pegs, a better vector to set your jib to, might be trying to assist those who are round pegs in our industry rather than trying to get the square pegs to whittle themselves down.
