Where did you hear about this model you’re trying to replicate?

We have teams and systems already set up there, so that’s going well.What I really need help with is, I also want to expand to Texas, maybe Georgia or any other investor friendly state to replicate what I did in Canada which was buying boring single family long term rentals in quality cities with great GDP growth, job growth, population growth etc.

FHA has no wording around how you rent the units once you are out.Now, you can only have one FHA mortgage so if you plan on replicating this, you will need to refinance with a commercial loan, then you can apply for another FHA mortgage, but you still have to live there.

You don't have to be new and creative when starting out....Real estate is a proven model that is repeatable... pick a model and replicate it :)

You might need to look outside of california market to replicate anecdotes like mine and others on BP.

You can ask your lender for their PFS and Schedule of Real Estate Owned formats and replicate it in Excel.
