That’s super helpful.my back up plans to that idea were to either.A. 1031 it into a new build with far less maintenance costs for another 3-5 years before recycling that same concept.

People don't believe it comes from the same water source...Be warned in our homes in Florida & Australia it is not.A lot of homes have recycled non-potable water fed back to the homes for outside watering etc.

From the outside, it will look like a dark room, and from the inside, you'll have a fresh slate to install your shower surround (just make sure you don't screw through the plywood and shatter the glass behind it though!).

This strategy allows for a relatively fast recycling of cash and free cash flow.The market has shifted hard and appreciation is not on the same trajectory as it was a few years ago, but it does still exist especially if you can force it. $200-$300k of appreciation on day one on a sub $1M property in the Bay Area is pretty good.

I’m thinking a less expensive granite vs. quartz in kitchen, maybe not spending a lot on the showers/ glass and trying to finding cheaper cabinets for everything but the kitchen.
