The project is a tear down and not salvageable, reconstruction is a must.

hire a company to do the reconstruction?

Wouldn’t recommend YSU but a degree is just a piece of paper so get that bachelors in business finance or RE, construction management, as cheaply as you can.

I'd love to reference a couple of sheets and then reconstruct my own model and that I use to plug in new data as I evaluate properties that come up.

Also be sure to check with the fire department on what permits you may need to obtain the certificate of occupancy again.I had one of my rentals get fire damaged on Apr 8th and I'm still awaiting to even start the reconstruction process, be sure to factor in the crazy long lead time due to construction industry being absolutely... fire hot... right now.

Go to L&I and look up the permits to see who is doing the demo and if there are any other permits being pulled for reconstruction and whatnot.

We deal mainly with reconstruction and not new construction, though. 

The town wants to see drawings/plans from an architect or engineer for the reconstruction of our porch/steps and a support system for the porch roof while the work is being done.
