Excel/Gsheet Vacation Rental Investment Calculator?

Hi BB, 

My fiance and I are evaluating prospective vacation rental investment properties. Would anyone be willing to share their vacation rental model that they've built to evaluate potential returns? For some context, we're looking in Florida's Emerald Coast (I know it's a hot market!).

I'm curious to see how others have modeled out prospective returns, but primarily focused on digging into fees - from closing costs to taxes/insurance/hoa fees/electric/garbage/cable etc. I'd love to reference a couple of sheets and then reconstruct my own model and that I use to plug in new data as I evaluate properties that come up. Happy to share with you all after I've created the model!
