I believe they're almost 8% with that program currently but if it provides an entry point, you should consider it!  

Dallas-Fort Worth offers growth and opportunity, but smaller markets like Sioux Falls or Des Moines provide stability.

For on the ground evaluations, I rely on local contacts: agents, contractors, or even property inspectors to provide walkthrough videos and detailed feedback.

We like how Fort Wayne is growing, yet still provides good BRRRR opportunities.

The provider I am using allows for 60 days of continued coverage once construction is completed.

The one aspect I'd say where planning can really provide benefit however is with tax planning.  

I do have two really good mentors / coaches I work with that would be able to provide more input but they do charge for their time.
