I have college rentals and plenty of clients with college rentals around Seton Hall in South Orange and Maplewood. 

I enjoy college football, video games, and lifting weights.

The only thing that bests fear is courage and we only need a mustard seed of that to get things going...People often spend money on college and never go in to the field they spent that money on...the greatest lessons and the ones most remembered are learned 'on the job'.Wishing you more good news in the future and an exceptional 2025.

Do you know anyone that lives there, or did you go to college there?

There's a lot more competition than previous years, and prices are high.

I intend to rent out the units by room to college students (does it sound like this would work in this area and what are some general tips/things I should look out for?).

I am also a licensed EMT, and would love to provide housing for travel nurses, contractors, etc. in that realm since I can relate to them in previous jobs that I've had.I'm looking to invest in these states preferably: Georgia (1st choice - preferably near or south of ATL or in/near Savannah), Alabama, South or North Carolina, and Florida.
