HOWEVER, if replacing the roof at the 4plex means that you have to vacate all four units, then that vacancy could be a tougher pill to swallow than if you replaced each of the roofs on the four houses one at a time (thereby only having one unit vacant at a time).Another consideration: small multifam often has better cashflow, but singlefam often has better appreciation.
