I just want to be sure I am taking every possible precaution I reasonably can so the risk is minimized.

I try to take precaution no matter what neighborhood I'm in.Other than that open houses are efficient for realtors as this helps build your database.

But just as a precaution against issues during northeastern winters we use a company called HomeServe that comes in, inspects the system and maintains a service contract good for one year.

Waylon,now that you have been through this experience I am interested in knowing how you feel about dealing with wholesalers in the future, also despite the precautions you mentioned in your post what else would you do differently the next time around.  

If there is anyone out there that is willing to help me and advise me on making a deal without using my credit or money please feel free to give any advice and/precautions.

Is there any precautions I should be taking?

Basically only flat walls, ceilings, and baseboards can be painted over to cover the peeling lead paint, but you need to take special precautions when scraping the loose paint off.
