I'm Polish, first generation dual citizen as well.

Any other East Bay-ers out there with ideas....Have a line on a great mid-century house that needs a good $200k to get it totally polished.  

I hired someone very similar over the summer and kicked his a## of my property in three days because he didn't produce polished results.

I can also vouch for @William Robison  Ive been dealing with him for a few months and he gets the job done, his communication can use a bit polishing but hes a good guy.

I usually get polished black granite, which contrast nicely with the lighter maple, and also blends in with the stainless appliances.

Many are the 50k-70k, 3 bed 1 bath and rent well for $450-$600 with a little a bit of polish.

Curious to know what you said on your postcards and if you used handwritten fonts or a more polished production piece.

When I explained to him that I wanted the addresses of the prior deals he had done over the past two years, all business names he had used during that time, and the name of the escrow companies he had used along with a contact name - he stopped communicating.I don't expect a new investor to be well polished, or even confident in what he's doing (and that's okay with me).  

The OP has assumed "perfectly good outlets", which may be the case, but more than likely there will be some hidden issues that will pay to resolve.There's wise economy, but be careful about polishing turds.
