Met with an investor recently who said that he's selling everything when he retires shortly as his kids have not interest in real estate.Had no idea you were that seasoned (LOL) you should feel guilty letting the same person buy your property :)While that's great I wouldn't set up my business thinking I'd have such long term tenants, that's pretty rare but happens.

I would also think that anything that was appealed and found to be not guilty on the appeal would come off as well.I was recently told that only 2-3 counties have automatic submission of the court documents to the case search database.

You subordinate your rights to indemnification by the guilty party and they seek the monies back they paid out, or to another insurer.That's why you have TI, you could buy a place that has unknown issues, hold it 3 months, sell it and then the issue arises and you get sued.

I felt real guilty about not being able to fix it myself and my Dad wouldn't be very happy with me either, but as a kid we only heated with a wood stove and I never got the chance to learn how to fix a oil furnace.
