I was slow because I thought I had to kiss the banks butt and save a pile of money at first , now that I understand creative finance persuasion negotiation etc I can move and build a portfolio in breakneck speed .

This will also give you time to bulk up your experience to write solid essays and get into a McKinsey school.  

I've located some distressed properties in my area and am in the process of contacting them and am open to suggestions as to making a template I can write up that is persuasive for them to let me list there properties.

While we all don't have to agree, at least putting in the reasons/details why you are writing things that are incendiary might be more persuasive. 

You get the seller to carry the financing via persuasion and negotiations instead of begging for loans at banks .

If not the legal skills, the persuasion skills to talk them into doing something they don't want to do.Let's just say they have a Rolls worth $100k, and you got a judgement for $10,000 against them, but they have the keys and it is in their garage.   

@Marc Latreille Oh man, I have to catch myself from writing an essay so I'll try to keep it cliff notes version.Investors from all over the world figured out how cheap Chicago was about 5-6 years ago and there has been a buying frenzy up until about a year ago.

That's a persuasion technique called "thinking past the sale"  Get the other party to think about what things will be like after the sale and it mentally moves them to a place where the sale has already occurred thereby making it an easier decision to accept the sale. 

We actually meet the guy sitting on the front steps and see how persuasive he is.
