As far as financing, if you have real CF then it shouldn't be an issue.

As an example, we decided to replace the windows in a house we were renovating and ended up costing us $50,000 extra because we got into issues with permitting and suddenly found ourselves having to hire an architect, speciality contractors, etc.  

Traveling to other states isn’t an issue for me. 

Getting more mortgages does not help me with the two issues I outlined - spending less time on real estate and freeing up head-space.

We don't allow advertising or deal making in our Private Message System, so that could be the issue. 

I know this is also a National issue, especially in land constricted markets.

My issue is, it's been almost 3 months and I haven't be able to get good tenant applicants.

Or, in most metro areas, you can obtain the list of permits that have been issued, and see who is receiving permits. 

.- Tell them they have to provide documentation of the animals service / emotional support (as allowed by your local ordinances), and that they have to provide documentation that the animal is current with its inoculations, etc. as well as its local license before you'll permit the animal in the unit.- Tell them they'll have to provide you with a copy of their renter's insurance naming you as additional named insured, with a minimum of (I use $300,000) liability insurance, also before they move into the unit.It's not perfect, but it's a start toward a tenant transparency.

Personally, I find BTRs to be more predictable with fewer ongoing maintenance issues, and they tend to attract high-quality tenants.
