Second, as someone said, you should have checked on rental prices and comps before buying since optimistically with construction costs of 100 per sq ft, a 2k sq ft multifamily is easily going to be in the 200-250k construction costs including permits, fees etcAt that level, you would need to collect 2k in rent a month just  break even on the construction + costs.

Or, being too optimistic.

Optimists will tell you every idea you have is terrific, pessimists will tell you every idea you have is garbage.

I am choosing a different investment path that assumes a more optimistic future.

There's a lot of details here that probably don't seem important right now (while you're optimistic that everything will go well); but if things go south, you're going to wish that you had worked out all the details before moving forward.

I am very optimistic about the future and Any advice is much appreciated. 

Just remember, your theoretical number of a 30k profit making approximately 10% a year is highly optimistic.
