Hi Amir -A good place to start with BRRRR in DFW is by building a solid team: investor-friendly agent, lender, contractor, and property manager.

He get's principal and simple interest payments over a number of years.I'll manage the deal and the property.Looking to create a proforma for this that would fit a typical rental analysis but insert the detail of having private money cover the DP.

I am from out of state so wanted less maintenance in the short term while I build my portfolio and grow to the point where I am comfortable hiring a manager!   

The one's I prefer handle everything in house, from purchasing the home, renovating it, renting it, then selling to an investor then managing for them on the back end.

I am a CT based investor, flipper and property management company owner.  

Maybe you help manage the property for them for a small %, or give sweat equity for small cosmetic renovations?

:)Just kidding.1) Stock market: may want to do this while exploring other options, just make sure funds are easily accessible2) Buy Multi-unit: two basic options:- Buy turnkey: may not cashflow for 3-5 years, depending on your management skills.- Buy someone else's problem: can you fix their problems?

Since you mentioned you're working 9-5, I’d suggest look into turnkey rental and considering property managers to help manage you’re property.
