The original roommate has caused much disruption here, between her alcoholism and related violent outbursts, to her drug use and threats, including calling the local police multiple times for a variety ridiculous things, all of which is documented, and more than once was told by the police she was becoming a habitual caller and a nuisance, then threatened with arrest.

With the FHA loan you are looking at a few factors. ....I totally agree that most who have been in the REI game for awhile automatically assume that FHA financing brings issues that are at minimum a nuisance and potentially kill a deal after tying up the property for a long period of marketable time.

If her tenant is noisy and upsetting neighbors she could be fined for violating the CC&Rs which probably have some language about not being noisy and upsetting neighbors, she could be sued if her tenant's actions are a nuisance, harassing the neighbors, or causing intentional infliction of emotional distress.
